Today we visit the Virginia Village neighborhood of Denver. Earlier this month, the Denver Planning Board recommended approval for this single family home located at 1360 South Birch Street to be demolished and rezoned for two, 3-story duplex buildings for a total of 4 units.
The property is located in between Louisiana Ave and Arkansas Ave directly across the street from the old CDOT headquarters, which is now a major mixed-use development site.
The property was sold earlier this year on 2/26/2021 for $455,000. Considering the recent sale date, we assume the owner had every intention to obtain zoning approvals to add density to the site. If approved, the property will be rezoned from S-SU-D(Suburban Single-Unit) to S-MU-3(Suburban Multi-Unit-3 stories). Also, the site will be split into two separate parcels of approximately 5,6444 square feet each to accommodate the two buildings.
The owner's site plan calls for two 3,157 square foot, three story duplexes over a full basement and attached 2 car garage and two 3,187 square foot, three story duplexes over a full basement with an attached 2 car garage, covered patio and small private side yard.
Once word got out about the redevelopment of the old CDOT headquarters, it was only a matter of time before small developers began to find development opportunities within the immediate area. We'll keep a close eye on this one. Stay tuned for any updates!
