A significant development site in the Denver Highlands neighborhood could soon see a pair of 5-story multifamily developments.
Carmel Partners, an institutional investment manager based in Denver, acquired the site in 2022 for $10 million.
The site is made up of four separate parcels, one with frontage along Speer Blvd and the other three with frontage along Firth Ct. The three parcels along Firth will be consolidated into one address (2855 N Firth Ct). The lots are separated by an alley-way.
According to the building plans, the building at 2800 N Speer will consist of 79,356 square feet with 79 residential units, 62 vehicle parking spaces and 40 bicycle spaces.
The building at 2855 N Firth Ct will consist of a 110,954 square foot building with 110 residential units, 92 vehicle parking spaces and 56 bicycle spaces.
This should be an ideal location for future residents considering the property is less than a half mile from I-25 and in great proximity to retail in the Highlands neighborhood, multiple parks and Empower Field.
The most recent filing with the city was a commercial construction permit on Feb. 16, so we anticipate this project to break ground at some point this year.
