Earlier this month, the Denver Planning Board recommended approval for a 1.61 acre site to be rezoned to permit redevelopment up to 5-stories.
The property is directly across the street from Vanderbilt Park in the Athmar Park statistical neighborhood at the Southwest corner of West Tennessee Avenue and South Fox Street.
The site is improved with a 35,000 square foot warehouse built in 1974.
640 Tenn Owner LLC purchased the property in December 2020 for $5,050,000.
Currently, the building is occupied by Community Auto and Total Floors.
The site is currently zoned I-A, typical for small warehouses and light industrial uses in close proximity to residential neighborhoods.
The owner is requesting a zoning change to I-MX-5, which will permit a variety of residential, commercial and industrial development up to five stories.
Considering the surrounding uses around Vanderbilt Park are majority industrial and commercial, a multiple story mixed-use residential development would be the first of its kind in the immediate area. An influx of residential units to this area could spark a wave of redevelopment aimed at capitalizing on the close proximity to Vanderbilt Park, S Platte River Drive and I-25.
