Galloway, in partnership with Flywheel Capital, is set to continue the transformation of W Colfax Avenue with a new apartment complex known as "The Perch on Winona", the first of the three "Perch" complexes planned in Denver.
The Perch on Winona will be a 70,187 sq. ft. five-story mixed-use building that will house a restaurant or retail space on the ground floor and 88 residential units across four stories.
Currently, the site is improved with a vacant one story retail building and one single family home built in 1942. Both parcels were purchased in 2017 by Golden Manor Vacant LLC for an undisclosed amount.
The apartments will consist of 56 studios, 20 one-bedroom, and 12 two-bedroom units, with wood construction above a single-story elevated slab.
The Perch on Winona will be directly in front of the W Colfax Ave & Winona Ct bus stop and two blocks from Sloan's Lake.
With final design completion slated for this month, construction is anticipated to conclude in late 2024, marking another brand new structure along the W Colfax corridor.
