Schnitzer West, in partnership with Brue Baukol Capital Partners, has acquired a nearly 10-acre site at 5675 Arapahoe Avenue in Boulder, Colorado, to develop a state-of-the-art research and development campus. The planned development, set to break ground in Q4 2024, will feature two three-story buildings totaling 216,000 square feet of Class A office and life science space.

The campus will offer a unique blend of high-tech innovation and natural beauty, with panoramic views of the Flatirons and easy access to major highways. Amenities include a wellness building with private locker rooms and showers, and both indoor and outdoor fitness areas and 515 below-grade parking stalls.The development aims to achieve LEED certification, highlighting its commitment to sustainability and design excellence. This project marks Schnitzer West’s first investment in Boulder, expanding its significant presence in the Denver metro area.
