Earlier this month, the Denver Planning Board recommended approval for a 6,250(0.14 acre) lot in Villa Park to be rezoned for three-family construction.
Currently, the lot is vacant and bordered by a single family home on each side.
Previously, the lot was improved with a single story, single family home under a U-RH-2.5 zoning classification which permits single family, duplex and detached accessory dwelling units.
After the home was purchased in October 2021 for $355,000, the property was demolished in preparation for the current redevelopment play.
Considering the lot is a half block from the Knox Light Rail Station, this gives a great example of Denver attempting to increase density in proximity to public transportation. This rezoning recommendation also continues the transformation of Villa Park from a mostly single family community to a medium density multifamily neighborhood.
