Aurora Corporate Plaza, a three-building office complex spanning 219,268 square feet, is heading to auction next month with a starting bid of just $1.5 million.

That’s a steep drop from its last sale price, $17.4 million in 2016, when San Francisco-based Graham Street Realty acquired the property using a $10 million loan from Guaranty Bank and Trust Co. The loan was later modified to $15 million, but wasn’t repaid when it matured in September 2024.

After a court-appointed receivership last November, Cordes & Company has taken over management of the site.

Gary Nordsrom of Kenai Capital is now marketing the property, which will be sold in a reserve auction running May 12–14 via the Ten-X platform.

Interior

At the moment, Aurora Corporate Plaza is just 36.7% leased. Of the total rentable square footage, only 80,460 SF is occupied, bringing in roughly $132,627 in monthly rent, or just over $1.59 million annually.

Notable tenants include: ADP occupying 13,767 square feet, Expeditors International, Wendy's International, Caterpillar, T-Mobile, and a DISH Wireless cell tower lease also contributes to the overall income.
