Plans are moving along for the Gates District redevelopment at Broadway Station.
This long-awaited project is reshaping the former Gates Rubber Factory site into a dense, mixed-use neighborhood, and the latest addition is a 7-story building that will bring 358 apartments, 447 parking spaces, and over 23,600 square feet of retail space to the area.
Retail space will be spread across three key frontages: 17,370 square feet along Broadway, 3,073 square feet along Mississippi, and 3,245 square feet along W Hoye Place.
This project is just one piece of the massive transformation happening at Broadway Station.
Last week, it was announced that a 14,500-seat stadium for Denver’s new professional women’s soccer team will be built at the northwestern portion of the site, known as Santa Fe Yards. Along with new residential and retail options, the Gates District will also feature a 3.5-acre park and expanded commercial spaces, making it a major hub for the area.
The transformation of this site is significant, considering its historical importance in Denver's industrial landscape.
The Gates Rubber Factory was once a pivotal part of the city's economy, producing belts and hoses used in varied industries worldwide. This redevelopment is not only breathing new life into an old location but is also paving the way for sustainable urban living.
Moreover, the inclusion of eco-friendly designs is central to the project, reflecting a growing trend in urban planning that seeks to balance development and environmental responsibility. The 7-story building will be equipped with energy-efficient systems and green building technologies, ensuring minimal carbon footprint and sustainability in the long term.
In addition to housing and retail, the park and commercial spaces are planned to host a variety of events and activities designed to engage both residents and visitors, further cementing Broadway Station as a vibrant community center.
The planned infrastructure improvements and community-focused amenities speak to a broader trend of urban revival, where lifestyle quality and accessibility are at the forefront of development strategies.
Public transportation will also see significant enhancements, making it easier for residents to connect with Denver's larger transit network. This accessibility is set to elevate Broadway Station as a popular destination for those who value convenience along with the perks of a culturally rich neighborhood.
