Denver Approved Thousands of New Units in April - Here's a Full Rundown

From high-rise towers to neighborhood infill, April was a busy month for development across Denver.

More than 7,000 new residential units were approved citywide, alongside office space, restaurants, and retail. While some outlets chose to gate this info behind a paywall, we believe these updates should remain open to the public.

Downtown Denver Plans

Downtown will see continued vertical growth with a 39-story tower at 650 17th St (150 residential units and 273 hotel rooms), alongside mid- and low-rise projects on Chestnut, Glenarm, and Curtis streets totaling 311 new homes.

In RiNo, over 1,000 units were approved across four sites, including 406 units at 1365 40th St and 383 more at 1777 40th.

RiNo Plans

New retail space is also planned along Walnut and Chestnut.

University Cherry Creek Plans

University and Cherry Creek will gain 370 new units on Colorado Blvd, a 94,000 SF office and retail building on Milwaukee, and a new restaurant in the heart of Fillmore.

Baker Plans

Baker sees a 264-unit mixed-use building coming to Broadway, plus smaller multifamily sites on Santa Fe and Galapago.

Cole Plans

In Cole, two projects are bringing over 375 units just north of downtown.

And the citywide list continues, approvals include: 553 units at 933 Broadway (Golden Triangle), 573 units at 3800 N Xanthia (Central Park), 427 units at 805 W 38th Ave (Sunnyside), 243 units at 1864 W 13th Ave (Lincoln Park).

There are also dozens of other smaller projects across Berkeley, Sloan Lake, Globeville, and more.

April’s activity offers a clear signal: despite market uncertainty, Denver is still betting big on housing density and walkable, mixed-use neighborhoods.
