Cherry Creek's next mixed-use project is set to break ground in April 2024 at the corner of Second & Adams. Developed by Magnetic Capital, designed by OZ Architecture and managed by CBRE.
The 5-story project, spanning approximately 100,000 square feet, integrates office and retail spaces and boasts a 5,600-square-foot rooftop.
Located conveniently in the heart of Cherry Creek, the project emphasizes a Live Work Play concept that aims to create a unique amenity for the Cherry Creek neighborhood.
During negotiations, Magnetic Capital revealed plans to collaborate with a globally renowned Michelin Star restaurant, intending to feature it on both the ground floor and rooftop of the development.
The emphasis on hospitality aligns with national trends in office spaces, and the project aims to go beyond the conventional glass box design by integrating masonry, steel, and glass, fostering a strong connection with the streetscape.
OZ Architecture serves as the architect of record, with Mortenson as the general contractor, and CBRE handling office leasing. The mixed-use development places a significant focus on outdoor experiences, offering tenants unobstructed mountain and downtown Denver views from outdoor conference rooms.
The ground floor will be heavily activated, potentially featuring a coffee shop or retail market to attract office tenants, all while prioritizing safety and security.
Magnetic Capital's completion target for 2nd & Adams is Q3 2025. This development follows the success of their recent project, 3354 Larimer, a three-story mixed-use development in RiNo, showcasing the company's commitment to innovative and community-centric development.
