The Shiny Happy Car Wash at the intersection of E Colfax Avenue and Dexter Street in the Hale section of the city will soon be home to 14 modern townhomes.
Lumen Homes, a Denver based development firm purchased the car wash late last year for an undisclosed amount.
Although the car wash was built in 2003, Lumen Homes recognized an opportunity to acquire a poorly managed car wash and operate it until redevelopment becomes feasible.
According to Lumen Homes owner Michael McAtee, ground breaking is planned for mid to late 2022. There will be a total of 14 townhomes with 6 units facing Colfax, 4 units facing Dexter Street and another 4 behind the Dexter Street units.
According to building plans, the townhomes will range from 1,460 square feet to 1,626 square feet with an average of 1,541 square feet.
The townhomes facing E Colfax will feature a bedroom, full bath and garage along the first floor,. The second floors will feature a kitchen, dining, living room and half bath, while the third floors will feature two bedrooms and two full bathrooms.
The remaining homes will feature a slightly different layout. These homes will include a full bath, office and den along the first floor, living, dining, kitchen and balcony along the second floor and two full bathrooms and bedrooms along the third floor. Garages for these units will be detached behind the structure.
Considering the redevelopment is in the early stages, exact pricing has not been confirmed yet. We expect the townhomes to be completed by late 2023 and with the market showing no signs of slowing down, we wouldn't be surprised to see these townhomes fetch a price tag north of 650k.
