It seems like every week we learn about a new proposal in Cherry Creek. This time, its for two adjacent lots on Detroit Street, each featuring older, converted single-family homes.
Currently, the properties are occupied by two, 1.5 story homes that have been converted to accommodate a combination of office, commercial, and residential uses. 325 N Detroit Street is zoned as PUD-5, permitting two residential units.
Meanwhile, 329 N Detroit Street is zoned G-MU-5, which allows for a five-story, multi-unit residential development with a restricted scope of non-residential uses.
While 329 N Detroit already permits a larger-scale development, the owners have requested that both parcels be rezoned to C-CCN-4. This Cherry Creek-specific zoning code is designed for mixed-use retail, restaurant, office, and entertainment. land uses.
Originally, the developer proposed a 15-unit condominium building. However, the plans have now shifted to a 9-unit condo building, incorporating ground-floor office and retail spaces.
We're uncertain why the developer has diverged from the original plans, as we were hoping to see a greater number of units for sale in the area.
