The site, located just two blocks from Empower Field and a short walk to Sloan’s Lake, currently holds four aging multifamily buildings.
The developer plans to split the parcel in half, with this project focused on the western portion. No word yet on what’s planned for the eastern half, but expect it to follow the development wave sweeping the immediate area.
The project includes 109 structured parking spaces tucked into the second floor, plus a ground-level resident lobby, amenity space, and a 3,200 square feet commercial bay with the tenant still to be determined.
While luxury units continue to flood the market across Denver, this proposal stands out. It’s rare to see 100% affordable new construction this close to downtown, especially in a high-demand neighborhood where Broncos games, breweries, and skyline views are all within walking distance.
