This 0.43 acre corner lot at the intersection of W Colfax Ave and Raleigh Street will soon welcome a 83-unit, 5-story mixed-use building that'll be known as "Ozzie".
Currently, a 1,239 square foot auto repair building built in 1952 known as Andy's Car Land is on the site. Considering the great deal of new development seen in the past 5 years within a 2-block radius, it comes as no surprise to see this under utilized site is next for a major development.
The site was purchased on 9/30/2020 for $2,050,000 by Storybuilt, an Austin based development/design firm focused on building homes in Austin, Dallas, San Antonio, Seattle and Denver.
The site is zoned U-MS-5, therefore as of right, the developer can construct the building without having to go through the lengthy approval process with the city. According to building plans, the project will include 66 studios, 14 one-bedroom units and 2 three-bedroom units. The studios will average 489 square feet, while the one-bedrooms will average 577 square feet and the three-bedrooms will average 856 square feet. The building will also include a ground floor commercial space and an above ground parking garage to accommodate 24 vehicles and 17 bicycles.
Considering the project is still in the early stages, construction isn't expected to begin until March 2022 with an expected completion date in 2023.
