Today we head across from the Blue Bird Theater along E Colfax Avenue where the owner of two vacant lots is proposing to construct a 6 and 3 story mixed-use building totaling 80 units and 58 parking spaces.
Previously, the site was home to Paradise Cleaners, A Denver based dry cleaner with locations along University Avenue, Glendale and Wheat Ridge. Both sites where purchased by 3310 East Colfax LLC in 2019 for an undisclosed amount.
The proposal calls for a 6-story mixed-use building to be constructed upon the western parcel bordering N Adams Street and a 3-story mixed-use building along the Eastern parcel bordering N Cook Street. Both buildings will be connected by a central breezeway.
In total, the two buildings will include 80 residential units in which 18 will be income restricted.
The current U-MS-3 zoning permits ground floor eating & drinking establishments and various other retail sales. Therefore, we anticipate at least 1 restaurant to occupy the ground floor to play off of the Bluebird Theater traffic.
Considering the project is still in the early stages, limited information and renderings are available. If approved, we anticipate this project materializing sometime in the later half of 2025. We'll check back with more details as we track the progress of this development!
