It appears the developer is preparing for construction considering the site is about 70% cleared, while the other half is improved with a dilapidated industrial building that was once home to Toby Enterprises Sheet Metal.
This cross of commercial and residential has a design plan slated for a twelve story building consisting of over 500 apartment units.
Worried about parking? that wont be an issue because design plans call for over 500 parking spaces as well.
The site consist of 8 total parcels with addresses of: 3300 Blake St, 3350 Blake St, 3360 Blake St, 3301 Walnut St, 3315 Walnut St, 3325 Walnut St, 3347 Walnut St & 3385 Walnut St.
We're unsure of what the final address of the completed building will be, but we're taking a bet that it'll be on Blake Street.
Carmel Partners, a California based development firm purchased the site for a little over 27 Million. Carmel Partners focuses on land acquisitions, development and asset management with projects in California, Seattle, Hawaii, New York, DC and Denver.
Familiar Denver projects by Carmel include The Palmer in Englewood(252 units), The Henry at 201 e Mississippi Ave(403 units), Pearl at DTC(408 units) and Westend on Rockmont Drive(390 units).
Completion of this major development isn't expected until sometime in 2025. Located smack in the middle of the quickly rising RiNo Art District, this project will certainly contribute to the transformation this neighborhood has experienced in the past decade.
