The triangle lot at the intersection of Chestnut Place and 36th Street in RiNo will soon be home to a 49-unit apartment building known as Chestnut Lofts.
For over 104 years, the 0.11 acre property was improved with a 790 square foot single family home. The home appeared to be in poor condition for over a decade so we're unsure of the last time it was occupied and considering the surrounding area was once an industrial hub, we doubt the home had much desirability among families.
Directly across the street from the project is the recently developed social hall/bar Number Thirty Eight. Other neighborhood amenities that'll definitely compliment the project include Ironton Distillery, Blue Moon, Brewing Company and Mockery Brewing.
The property was acquired by Chestnut Lofts LLC in November of 2020 for an undisclosed amount.
The architect leading the project is Denver-based Studio Completiva. The firm was established in 1995 and according to their website, they strive to create projects that bring a marked, positive impact both to the lives of the residents and the greater neighborhood. Considering this property has only contributed blight to the area, Studio Completiva will be sticking to their word by enhancing the neighborhood with this beautifully designed development.
The exact unit mix appears to be unavailable at this time. However, according to building plans, the project will be 8-stories, 47,000 square feet and will include a mix of 1,2 and 3-bedroom units. Plans also call a ground floor retail unit.
The irregular shape of the property definitely forced the developer and architect to get creative, however with frontage on three streets, we think this development will be a great addition to the growing RiNo district. We'll check back at ground breaking and will provide updates during the construction process.
