Two 25-Story Towers Proposed in Five Points

The 0.65-acre site at the corner of California and 22nd Streets, once home to a local limousine company, could soon see a dual-tower mixed-use development with 657 residential units.

After being purchased for $8.35 million in December 2021, 2215-2243 California Street LLC demolished the former commercial building and contracted architectural firm Perkins&Will to design the proposed development.

The site is located specifically within the Arapahoe Square neighborhood of Five Points, which encompasses 20th to 24th Street and California to Lawrence Streets.

Arapahoe Square is one of the seven transformative projects outlined in the 2007 Downtown Area Plan. In 2011, the 96-acre Arapahoe Square neighborhood was designated an Urban Redevelopment Area (URA) in an effort to catalyze development, reduce blight, and make Arapahoe Square Denver’s next up-and-coming neighborhood.

The development will include a total of 697,491 square feet, featuring 657 residential units alongside 7,756 square feet of retail space and 817 square feet of office space.

The project will be directly across from Woods boss Brewing Company, Escapology, Solutions Lounge & Restaurant and TBD.

Ground floor parking will feature 443 vehicle and 334 bicycle parking spaces. Over the parking garage and ground floor retail, the multifamily unit mix will consist of 192 studios, 330 1Bedroom units, and 135 2Bedroom units.

  • The Southwest tower's lower stories incorporate residential units set back to differentiate interior uses. The building's facade features cascading metal panels evoking Denver's mountainous landscape. Juliet balconies and full balconies enhance the residential experience, providing depth and views of the surrounding areas.
  • The transition from metal panels to a more organic design in the upper stories promotes cohesion between different parts of the building, ensuring a harmonious aesthetic.
  • The design strategically utilizes the intersection of California and 22nd Streets to create a welcoming pedestrian entrance. This is achieved by cutting the building's corner, adding vertical and horizontal visual interest, and incorporating local materials like native stone plank walls.

    While the project is still in the early stages, we hope to see tangible action here soon.
