The 3.8-acre site at 2777 Zuni Street, currently home to the Residence Inn by Marriott recently received a proposal to redevelop the hotel into a five-story multifamily building.
Originally constructed in 1982, this hotel has been accommodating tourist seeking a cheaper option with proximity to downtown and Denver's sporting and entertainment venues.
The proposal is led by San Antonio based developer Kairoi Residential, in collaboration with designer Valerie Dewalt Train.
The proposed development will span 658,000 square feet and include 465 residential units, 532 vehicle parking spaces, and 233 bicycle spaces. Given the site's CMX-5 zoning, this project is permitted by right, bypassing the lengthy zoning change and approval process.
This redevelopment marks a major change for this section of the Highlands and follows closely on the heels of another significant proposal at 2855 N Firth Court. The adjacent project plans to build two five-story multifamily buildings with a total of 189 units.
While the exact unit mix for 2777 Zuni Street remains unknown, building plans reveal that the fifth floor will feature a roof deck, pool, and fitness center.
