Visible signs of progress have emerged at 740 S. University Boulevard, the former home of Denver’s beloved Bonnie Brae Tavern.

A large sign featuring a rendering of the future building has gone up on the property, signaling that demolition of the existing structures is expected soon.

The redevelopment, led by Alpine Investments and Revesco Properties, will bring a new 3-story, 48-unit luxury apartment building to the heart of the Bonnie Brae neighborhood. Called akin Bonnie Brae, the project is designed to blend upscale residential living with street-level retail, continuing the commercial legacy of the corner while introducing a modern twist.

The building will offer over 15 different floorplans, ranging from one to three bedroom apartments, with sizes spanning from 689 to 1,532 square feet.

Each unit is expected to feature high-end finishes, open layouts, and large windows. The design leans into classic architecture with a modern edge, reflecting the character of the neighborhood while providing elevated living experiences.

In addition to the residences, the development includes approximately 9,000 square feet of ground-floor retail.

The goal is to bring new energy to the area and maintain the site’s role as a local gathering point, something the Bonnie Brae Tavern served as for nearly 90 years.

With branding and renderings now on display, akin Bonnie Brae is clearly moving forward. While construction has not yet begun, activity at the site is expected to ramp up soon as preparations begin for demolition and development.
