The property at 3540 W Colfax Ave, known as the Lake Steam Baths day spa, will soon enter a new chapter.

When the building was sold by "Lake Russian Turk Baths Inc" to "Boom Car Wash LLC" for $2 million in October 2022, many assumed the new development would be a car wash. However, many were surprised when the owners revealed more ambitious plans to construct a 50-room hotel.

The new owners have submitted plans to construct a 5-story, 40,393-square-foot boutique hotel, featuring 50 rooms.

The project will include underground parking, accommodating 32 on-site spaces and an additional 6 off-site spaces. Importantly, the historic Lake Steam Bathhouse building will be preserved and remodeled, maintaining its iconic facade and signage.

In a nod to the property's rich history, the bathhouse will continue to operate as an accessory use to the hotel along the first floor.

Second floor hotel guest amenities will include a pool, fitness center, and yoga studio.

The developers are collaborating with Historic Denver to draft a preservation agreement and have gained support from local neighborhood groups, WeCAN and SLCG.

Final review is still in progress, check back for future updates!
